North Bay, California Homes for Sale Market Report November 2009

We analyzed 10 major cities in the North Bay Market. Sales of November 2009 were compared to November 2008

Median Price Change in Home Prices

Out of the 10 cities analyzed from the North Bay only four cities suffered a decline in median home prices from last year.The cities are as follows, Sonoma Homes (-7.89%), Vallejo Homes (-7.33%), Petaluma Homes (-4.34%), and Rohnert Park Homes (-1.27%). The declines suffered are small and in single digits .In comparison, the other six cities experienced gains with major winners being, Santa Rosa Homes (19.90%), San Rafael Homes (13.12%), Windsor Homes (8.72%), and American Canyon Homes (8.03%).

Median Days On Market

6 of the 10 cities actually had homes for lower median days on the market as compared to last year. That is also evident from the number of multiple offers being received on individual homes and the number of rejections buyers are receiving. 3 cities had double digit drop in median days the homes were on the market, Windsor Homes (-30.15%), Vallejo Homes (-29.67%), San Rafael Homes (-20.21%). A majority of the cities in the North Bay saw their houses on the market for fewer days than last November; however, 2 cities experienced double digit increases in their median days on market, American Canyon Homes (35.55%), and Sonoma Homes (12.40%).

Homes Sold

Overall the units sold last year in November 2008 were 668 homes as compared to 678 homes this year in November 2009. As you can see, there is a small increase in the number of homes sold from last year, however the difference is not large enough to warrant one major explanation, it could be a number of factors.

Sale Price vs. Listing Price (Are the Sellers receiving their Asking Price??)

Compared to last November buyers were much more willing to pay close to List Price this year with homes in some cities selling above List Price. American Canyon Homes were selling at 96% of List Price last November whereas this November the median home in American Canyon sold for 101% of List Price. That is a sharp contrast from last year and American Canyon is not the only city with such gains in North Bay.  Novato Homes sold for 97% List Price last year as compared with 100% this year, Rohnert Park Homes saw a change from 97% to 103%, and the biggest change was seen in Vallejo Homes 97% to 105%.

Number of Months Inventory

The maximum inventory (in months) of Homes was Sonoma Homes (11.36 Months), Napa Homes (9.00 Months), and Rohnert Park Homes (6.79 Months). The lowest inventory was in San Rafael Homes (4.39 Months), Santa Rosa Homes (4.68 Months), and Novato Homes (5.29 Months).
